Responsibilities

• 负责开展商业市场调研、定位及分析工作，收集相关零售与目标客户的资料与动态；
• 负责日常零售招商工作（包括寻找目标客户、意向客户洽谈等），不断优化短期和长期发展的最佳租户组合；
• 协助制定商业营销计划和推广策略，以通过优化物业组合来提高租金回报与收益；
• 确保公司物业组合资产价值的维护，并为公司提出相应的商业运营改进计划；
• 维护与建立良好的客户资源以及商业零售网络；
• 负责年度预算的预测与制定，以确保有效、高效的日常运作，并达到公司的预算指标；
• 通过最大限度商业资产运作提高租金回报与收益来实现年度业绩指标；
• 负责跟进零售客户管理工作（包括跟进合约签署进程、店铺设计装修进程、店铺日常营业事宜及合同履行情况等）;
• 负责定期分析零售客户经营及管理情况，并向上级汇报客户情况，提出相应的措施；
• 协调公司资源,带领并指导团队成员完成相关租赁工作；
• 配合其他相关部门开展工作；
• 对下属人员进行业务指导和工作考核；
• 上级交办的临时任务.
• 需要根据工作及部门要求出差（如适用）

Requirements

• 本科或以上学历，市场营销、房地产等相关专业；
• 8年高端商场招商及租赁工作经验，其中6年或以上管理工作经验；
• 具备国际视野，有丰富的房地产、零售业、品牌知识；
• 具备较强的管理能力、组织能力、敬业精神以及团队合作精神；
• 熟练使用计算机office办公软件；
• 良好的中英文听说读写能力，良好的语言表达能力；
• 较强人际交往和沟通技巧、协调及语言能力及应变能力，具备较强的团队领导力；
• 有完善的商场租赁及房地产行业经验或经历；
• 善于面对挑战及压力，有非常好的创造力和领悟力；
• 有高度工作责任心和工作热情，不辞辛苦能承受高负荷工作；
• 具有取得成功的决心，并具有较高的诚信；
• 良好的仪表仪态。
