Responsibilities:

 

  • Overall responsibility for the Technical, Security, Hygiene, and Customer Service/Concierge teams.
  • Combine strong technical understanding with customer centricity mindset.
  • Guides the teams to achieve operational service standards and to follow relevant SOPs.
  • Ensure that outsourcing providers, including security, hygiene and technical services, maintain appropriate service standards.
  • Manage overall departmental budget and continuously seek cost optimization opportunities.
  • Ensure the facilities and equipment are in accordance with operation standards. Oversee the planning and implementation of maintenance, adjustment and repair of facilities.
  • Coordinate and solve various construction problems, follow up the installation and debugging of mechanical and electrical systems.
  • Responsible for negotiating and confirming maintenance contracts for various mechanical and electrical systems. Supervise the work quality and efficiency of contractors, and conduct regular evaluation.
  • Formulate reasonable energy control measures according to energy consumption.
  • Manage emergency responses and protocols.
  • Understand tenant and customer requirements, and ensure that all colleagues have a “customer first” mentality.
  • Identify opportunities and drive implementation of initiatives to increase Net Promoter Score (NPS).
  • Interface with the central Service Delivery team in HK. Implement company-wide initiatives, ensure proper operational, technical and financial reporting to HQ teams, and participate in and contribute to cross-portfolio initiatives as appropriate.
  • Partner with the Leasing and Marketing teams to ensure proper support to tenants and customers. Work cross-functionally to improve customer experience.
  • Liaise with relevant government departments and represent the property during inspections and reviews.
  • Reinforce the implementation of Corporate’s Safety Production Guidelines and SOPs.
  • Reinforce the use of Facility Management System for day-to-day operational efficiency enhancement.

 

Profile:

 

  • Education: Bachelor degree or above; Major in Mechanical engineering, Building engineering, Project Management or Property Management.
  • Language: Putonghua, priority would be given to candidate who is proficient in English.
  • At least 8 years relevant working experience in a sizable company. Rich facilities maintenance management knowledge is preferred.
  • Experience of property asset management.
  • Hospitality experience advantageous (though not required).
  • Combine technical understanding and proficiency with customer service mentality and understanding.
  • Ethically impeccable and role model to others.
  • Tenacious to drive results and to create a high performance team.
