Job Responsibilities:

1. Manage the application and acquisition of all licenses, permits, and special governmental approvals required for project execution.
2. Maintain effective communication and coordination with government authorities and oversee approval processes to support project development.
3. Coordinate and manage government-related procedures among local design institutes, supervision consultants, drawing review agencies, and construction contractors.
4. Undertake other tasks and responsibilities assigned by management.

Job Requirements:

1. Minimum 10 years of project management experience in real estate development or property-related companies. Candidates who are native to Shanghai or have long-term working experience in Shanghai are preferred.
2. Must possess hands-on experience in government procedures, applications, permits, and approvals related to development projects.
3. Strong working relationships and close connections with government authorities are required; familiarity with government organizational structures is highly preferred.
4. Diploma or above in Construction Management, Structural Engineering, Mechanical & Electrical Engineering (MEP), HVAC, Water Supply & Drainage Engineering, or other related disciplines from a domestic or overseas institution. Professional qualifications such as Registered Cost Engineer, Registered Constructor, or Professional Engineer will be an advantage.
5. Solid understanding of real estate project development and construction management processes, as well as relevant laws, regulations, and government policies.
6. Comprehensive knowledge of national construction engineering codes, standards, technical specifications, and procedures, with familiarity with both domestic and international construction technologies and best practices. Proficient in construction standards and project acceptance procedures.
7. Good command of written and spoken English.
8. Proficient in Microsoft Office applications, including Word, Excel, and Outlook.
