Responsibilities:
- Assist directly to Deputy General Manager - Property Management Services, on all routine work and ad hoc tasks and reports timely as the first delegate.
- Perform coordination and monitoring role in property management for all Hong Kong portfolios in head quarter level to comply with company values and policies.
- Monitor and deliver company policies and deliver market good practice to site in charges/staff on various day to day operation and reporting in compliance with Property Management Services Ordinance (Cap.626) in operation level.
- Monitor and justify the variance/fund transfer/unbudgeted expenses of both budgeted and non-budgeted expenses of OPEX and CAPEX.
- Coordinate among different departments on all matters related to Property Management Services including but not limited to Corporate Communication, Finance, Finance Policy and Assurance, Administration, Human Resources etc.
- Periodically Review Standard Operating Procedures included but not limited to Operational Manual and Working Instructions related to property management aspects from time to time and propose update according to changes of statutory requirement and code of practice.
- Work as a team to achieve departmental KPIs and other work tasks as assigned.
Requirements:
- Have a minimum of 10 years’ of relevant working experience in building/ property/ facilities maintenance.
- Degree holder in Property Management/Facilities Management or equivalent.
- Possess recognized professional membership of PMSA/HKIH or equivalent will be an advantage.
- Excellent communication skills to serve internal customers and external customers with detailed mind and numeric sense and experience in handling budget monitoring is essential.
- Proven property management skills with people management experience as site in charge and portfolio in charge in local developers on staff management and tenancy management.
- Experience in handling complaints, monitoring contractors’ performance, procurement, customer service quality control, variance explanation/budget control.
- Proficiency in writing, reading and presentation skills in powerpoint.
