基本目标

服务式公寓项目强弱电、空调、给排水、及消防水系统设备的交付前期工程前期介入及后期日常运行及维护检修工作,巡查设备的运行状态,及时处理发现的问题,确保各系统的设备正常运行;

工作职责:(包括但不限于以下工作)

  1. 执行公司管理各项指示并全面负责工程组的管理工作;
  2. 负责本工程组年度预算并及时进行修正;
  3. 负责管理区域内设施、设备的运行、保养、维修,安全检查工作的安排与落实并制定长期和日常的维修保养计划并付诸实施;
  4. 确保机电安装维修工程管理的设施、设备处于安全、良好的运行状态;
  5. 负责物业土建、弱电系统、强电系统、给排水系统、消防系统、综合布线系统、电梯系统及其它公共系统、相邻物业共用系统的承接查验及交付后日常维修保养工作;
  6. 负责精装房屋各系统及配套设施设备的验房交付及返修工作;
  7. 执行政府部门的有关行业法规,加强安全管理和安全教育,建立各级安全制度,防止发生安全事故;
  8. 根据服务需求修改制定并修改本专业组SOP,使其能不断更新迭代并实用;
  9. 负责洽谈与确定各类维修保养外判合同,监督承包商的工作质效,并定期进行评估,履行物业公司签订的设备管理合同,完成下达的各项管理指标和经济指标;
  10. 确保一切政府指定的设施设备之审证,报检及合法运行,依照政府的规定和法例要求,完成定期检查、测试和保养;
  11. 审核本组的物品申购与采购,以及仓库物品管理和审核设备设施维修保养计划,并督促下属执行,以确保设施设备的正常运行;
  12. 负责组织技术文件盒设备档案的接管、建立和管理工作;
  13. 负责业户对机电工作的投诉处理,负责本专业组不合格服务的处理,纠正和预防措施的实施、跟踪和检查;
  14. 负责检查物业高、低压配电室的值班和日常维修保养;
  15. 负责客户组转发的业主报修的处理,及满足业户其它有关的服务要求,负责监督指导各项维修,保证积极完成业主的报修工作;
  16. 负责各系统的完善改造及土建、装修的维修维护,并组织施工和验收;
  17. 负责做好能源审计及节能降耗控制工作;
  18. 熟悉掌握了解寓所各类设备、性能并及完成设备履历和维修维护台账的建立;
  19. 负责其它部门协助需求支持及上级下达的各项工作指标。

任职要求:

1.大专或以上学历,电气自动化、机电一体化等相关专业;

2.10年以上具备高端住宅、酒店、写字楼工程管理经验(有以上业态或超高层建筑全生命周期工作经验者优先考虑);

3.具有高级以上工程师职称,能熟练使用CAD、BIM及办公软件;

4.熟练掌握物业各设施设备工作原理,具体操作规范、规程及机电设备维修保养方面的专业知识,具备应对设备故障的应急处理能力。

5.责任心强,做事严谨踏实,良好的沟通协调能力及执行力;亲和、友善、好客和平易近人的服务态度,及优质服务标准的认知。

6.富有主动性,重视事情的细节,良好观察能力及团队合作精神。
