Key Responsibilities

 

  • Oversee full-cycle management of commercial renovation projects, covering scheme review, cost estimation, CAPEX budgeting, cross-party coordination (design, engineering, operations, leasing), construction bidding, on-site supervision, change orders, commissioning, defect rectification, handover, and post-evaluation; develop O&M handover guidelines to ensure smooth operations post-renovation.

 

  • Support preparation of CAPEX and OPEX mid-term budgets, with emphasis on routine maintenance and renovation investments; conduct regular cost analysis to identify optimization opportunities.

 

  • Develop and update SOPs for property management, O&M, and renovation engineering; establish a standardized control framework and ensure on-site compliance.

 

  • Lead operational and renovation project post-reviews; identify gaps and propose actionable improvement measures.

 

  • Coordinate with internal teams on ESG implementation, compliance, risk assessment, and safety management; ensure renovation projects meet green building and energy-efficiency requirements.

 

  • Inspect on-site service delivery and O&M quality; identify operational and engineering issues against standards; issue corrective actions and track closure.

 

  • Evaluate on-site team competencies; deliver targeted training on operations and renovation management to align service and engineering standards.

 

  • As an expert panel member, share best practices from high-end commercial properties in Mainland China and Hong Kong; develop standardized practical guidelines.

 

Requirements:

 

  • Bachelor's degree or above; 8+ years in high-end commercial property, including 3+ years in on-site management or project coordination.

 

  • Professional certification in property/facility management or engineering is preferred.

 

  • Proven experience in full-cycle development or renovation of large-scale commercial complexes in Mainland China; hands-on coordination of budgeting, construction, and acceptance for a single commercial project.

 

  • Strong data analysis, cost control, and cross-functional collaboration skills; customer-centric with proven team management ability.

 

  • Fluent in Chinese and English (written and spoken), including Mandarin; capable of preparing and presenting renovation documents in both languages.

 

  • Willing to be stationed on-site for key renovation projects as needed.

 

  • Familiar with Mainland China renovation regulations, acceptance standards, and maintenance industry norms; able to identify engineering, operational, and compliance risks.
