Responsibilities:

    1. During the pre-handover phase of project delivery, assist supervisors in managing the takeover inspection and acceptance of project equipment systems, including power supply systems (strong & weak electricity), plumbing and drainage, fire protection, elevators, and intelligent systems. Ensure all facility and equipment handover meets required standards; establish comprehensive equipment and facility records, retain intelligent system topology diagrams, photographic records of concealed works, and build a contact database for contractors and suppliers.
    2. Propose improvement or retrofit solutions for defective equipment and facilities; participate in related retrofit projects, overseeing process supervision, system commissioning, acceptance, and management. Be responsible for engineering operation and maintenance of the sales office, including equipment maintenance and daily repairs.
    3. Assist supervisors in tendering and appointment of outsourced engineering service providers, and conduct daily performance supervision; evaluate suppliers’ contract compliance and service performance according to contractual requirements.
    4. Establish an engineering maintenance team; define job responsibilities and develop training plans to ensure supervisors and technicians are proficient in high-end residential equipment systems, intelligent management platforms, and emergency response procedures.
    5. During the operation and maintenance phase, be fully familiar with the working principles and structures of project systems (including sales offices), such as plumbing and drainage, air-conditioning, power supply (strong & weak electricity), intelligent systems, and building finishes, and be proficient in emergency operation procedures for all equipment.
    6. Be knowledgeable in preventive maintenance procedures; guide staff in the use of intelligent professional tools, and reasonably arrange annual inspections based on equipment completion and acceptance timelines to ensure safe and stable operation.
    7. Organize regular technical operation assessments for specialized systems (strong & weak electricity, HVAC, intelligent systems) to enhance staff’s professional capabilities.
    8. Understand the entire lifecycle of equipment and establish spare parts inventory reasonably based on operational characteristics, ensuring efficient facility operation and maintenance.
    9. Implement refined energy management practices; accurately record daily energy consumption data, regularly analyze energy usage rationality, and promptly investigate and review abnormalities.
    10. Proficiently use energy management platforms to monitor real-time water and electricity consumption, and formulate annual energy-saving plans and targets.
    11. Skillfully utilize online service platforms for work order assignment and progress tracking.
    12. Review statistics of tools and maintenance materials for each team and ensure timely procurement according to operational needs.
    13. Assist supervisors in establishing and maintaining effective communication with relevant government authorities.
    14. Supervise staff discipline, conduct standards, work quality and efficiency (including response times, service attitude, and repair effectiveness), appearance, and review submitted facility inspection records.
    15. Cooperate with parallel departments to address engineering warranty issues and assist in handling customer complaints.
    16. Collaborate with other departments to conduct multi-scenario emergency drills (e.g. power outages, water leakage), participate in emergency response to incidents such as elevator entrapment or fire alarms, and provide on-site command when necessary to minimize impact.
    17. Regularly report equipment operation status to supervisors and compile maintenance data to propose improvement recommendations.
    18. Complete other tasks assigned by company management and department leadership.

 

Requirements:

    1. Associate degree or above.
    2. Over 10 years of engineering experience in shopping malls, office buildings, or residential properties, including at least 5 years in a managerial role in a similar position.
    3. Thorough familiarity with engineering maintenance operations in large-scale property management projects.
    4. Must hold a Low-Voltage Electrician Certificate; candidates with additional certifications such as High-Voltage Electrician License, Fire Facilities Operator Certificate (Level 4), or Special Equipment Safety Management and Operation Certificate are preferred.
    5. Strong sense of responsibility and ability to independently manage various facility maintenance and repair tasks.
    6. Strong teamwork mindset and excellent coordination skills.
