Manager - Portfoio Support (Technical)

Key Responsibilities:

Oversee property O&M, tenant fit-outs, and renovation projects; develop CAPEX/OPEX budgets and cost models; drive cost reduction via bulk procurement and new techniques; strictly control variations and invalid additions.

Serve as technical advisor for operations, review project briefs; develop and update SOPs across all property types (maintenance, MEP, fire safety, leak repair, aging renovations, etc.) covering process, quality, safety, and acceptance standards.

Pre-review designs and specs from an O&M perspective, coordinate cross-team rectification, and lead structural/MEP scheme reviews for renovation approval.

Manage MEP commissioning, defect resolution, and project handover for new assets; establish 3D (schedule/quality/safety) oversight for renovations, conduct regular site checks to minimize business disruption.

Implement 3-tier acceptance (self-inspection → project review → HQ joint final), including water-tightness and power tests; standardize documentation and warranty handover; conduct post-project evaluations to refine renovation standards.

Guide regional teams on HQ standards, conduct periodic O&M reviews and internal audits, identify compliance gaps, and drive corrective actions.

Set up a HQ spot-inspection system to close recurrent risks (leaks, MEP, fire safety); control high-risk works (hot work, structural changes); handle incidents and improve emergency plans.

Drive ESG initiatives (energy retrofits, green materials, waste compliance); manage regulatory approvals (fire, structural, night work); maintain risk assessment and early-warning logs.

Evaluate frontline technical teams and coordinate training; serve as in-house expert, document best practices and common issues, and facilitate cross-region knowledge sharing.
Requirements:

Bachelor’s degree or above in Engineering, MEP, Fire Safety, Facilities Management or related fields; 10+ years in commercial real estate, with 8+ years in frontline management.

Professional certifications in engineering/facilities management are preferred.

Hands-on experience in new builds, O&M, and renovation of high-end commercial complexes in both Hong Kong and Mainland China.

Solid knowledge of building, fire safety, and facilities regulations/standards; strong cost analysis, risk control, and cross-functional coordination skills; operations- and customer-service-oriented.

Fluent in English, Chinese (Mandarin) – speaking, reading, writing; available for frequent Mainland site travels.
